New Home Warranty – Are You Covered?

All North Prairie Homes are enrolled in the Premier Coverage (1-2-10) through the Saskatchewan New Home Warranty Program – Are you covered? It is vital that all past, present and future homeowners know about the coverage on their home.

So what does the Premier Coverage cover? – We are glad you asked!

  1. DEPOSIT COVERAGE

The initial deposit for the purchase of the new home is protected up to a maximum of $50,000 in the event the deposit becomes legally refundable and cannot be recovered due to bankruptcy, default, insolvency or fraud on the part of the builder. Deposit coverage does not cover reimbursement because of a contractual dispute between the parties.

  1. ONE YEAR WORKMANSHIP AND MATERIALS COVERAGE

All Registered Builders are required to warrant that the home is constructed in accordance with the building standards prescribed by the National Building Code of Canada as amended by the Province of Saskatchewan, Saskatchewan New Home Warranty’s “Construction Performance Guidelines” and that the house is free from defects in workmanship and materials for a period of one year from the original date of possession.

  1. TWO YEAR WATER PENETRATION COVERAGE

All Registered Builders warrant that the building envelope (roof, exterior cladding, windows and doors) and the basement foundation walls will be free of exterior water penetration for two years from the original date of possession.

  1. 10 YEAR MAJOR STRUCTURAL DEFECTS COVERAGE

All Registered Builders warrant that the home will be covered against Major Structural Defects for ten years from the original date of possession. Major Structural Defects mean defects in workmanship or material used in the construction of a new home that results in the failure of a load bearing component. Basement floor slabs, driveways, and walkways are not considered load bearing components.

 

What does the Premier Coverage Not Cover?

  1. Detached garages, deck piles, patios, sidewalks, driveways and all home appliances
  2. Unfinished homes: SNHWP does not employ contractors to complete homes or reimburse home owners for the cost of completing a home in accordance with the Purchase and Sale Agreement
  3. Heaving of concrete floor slabs or normal cracking
  4. Repainting or redecorating of the home after drywall repairs
  5. Alterations, deletions or additions including defects in materials and workmanship that were either completed or engaged by the home owner.
  6. Surface defects in workmanship and materials not specified in writing by the home owner at the date of possession.
  7. Landscaping or surface water management after turnover
  8. Contractual items: the program does not become involved in disputes over contract specifications.  Ensure all items agreed upon are noted in the Offer to Purchase, Purchase Agreement or Renovation Agreement.
